Villa Nautilus 222 — The Residence

The architecture opens towards the coastline through expansive glazing and interconnected living spaces. Texture gives the interiors their character: stone surfaces, timber beams, hand-applied plaster and custom cabinetry create warmth without distracting from the setting.

A distinctive entrance salon incorporates an architectural glazed ceiling and an indoor rock garden. Beyond it, the main living area connects with the dining room and terrace, allowing daily life to move naturally between inside and out. A separate evening lounge, arranged around a contemporary fireplace and integrated media, offers a quieter setting.

The CO-LAB Design

CO-LAB’s scheme is central to the identity of Villa Nautilus 222. Rather than relying on decorative excess, it places emphasis on material, proportion and continuity. Built-in joinery, fitted wardrobes, bathroom vanities and lighting are considered as part of the architecture.

The kitchen centres on a substantial stone island and bespoke timber cabinetry, with integrated appliances and a picture window framing the planting beyond. In the adjoining dining area, a ten-seat timber table sits beside panoramic glazing, connecting the room with the outdoor entertaining spaces.

Five Private Suites

Five bedroom suites, each with its own en-suite bathroom, make the residence suited to family life and extended visits from guests. Timber detailing, fitted storage and carefully positioned lighting continue the material language of the shared rooms.

The principal suite pairs exposed beams and bespoke joinery with an en-suite featuring green herringbone tile, a walk-in rain shower and a double stone vanity. A further suite incorporates its own lounge area, creating additional room for guests to settle in. A separate guest powder room serves the living and entertaining areas.

Life Outdoors

The private pool anchors an outdoor setting designed for far more than sunbathing. A timber sun deck, shaded seating and landscaped terraces create distinct spaces throughout the day, with the Red Sea providing the backdrop.

A covered outdoor kitchen and BBQ station includes a built-in grill, preparation space, cabinetry and an island with bar seating. A separate covered dining area accommodates ten, while the adjacent lounge pavilion offers a relaxed setting beside the pool. Individual suite terraces provide quieter corners within the landscaped grounds.

A Considered Handover Specification

The specified delivery includes custom kitchen cabinetry with an integrated induction hob, oven, extractor, refrigerator and dishwasher; a washing machine; televisions in the living salon and private suites; integrated climate control; smoke detectors; and pre-wired internet infrastructure. Fixed bathroom fittings, vanities, built-in wardrobes, lighting installations and custom timber detailing are also included.

The approved design imagery illustrates the intended materials, layouts and fixed installations. Loose decorative accessories, unattached artwork, standalone vases, linen, towels, tableware and other household operating supplies are excluded. The agreed sale inventory and contract will define the final inclusions.
